About the Property:

Finding a home of this size and set on such a large plot in Kayakoy, is not something you come across every day and we are pleased to present this rare opportunity for someone who is seeking something a little different.
The villa sits on a raised plateau to take advantage of the panoramic views and so that your views wont be disturbed in the future.
The property is individually designed, made of stone and was designed in such a manner, so that there are two guest rooms, with separate entrance, so that they can be rented out.
In total, there are four bedrooms, four bathrooms and extensive living area with double lounge, large dining area and separate kitchen. The villa covers two storeys, with a wide sweeping staircase.
Throughout there are traditional features with exposed stone walls and archways internally, hand carved doors, wood burning stoves, high vaulted ceilings with candelabra light fixtures and traditional window frames.
The bedrooms in the actual villa side are generous in size and benefit from an en-suite bathroom each. The en-suites are modern and finished to a high standard with the master bedroom having both rain shower and separate roll top bath.
Both bedrooms benefit from dual temperature air-conditioning units.
Bedrooms three and four (accessed separately from the rear of the property) are also both double in size and benefit from air-conditioning. They share a family bathroom which is modern and has large walk in shower cubicle.
The villa has its own laundry room/utility room, living level wc and storage depot.
The location of the villa is on the East side of Kaya village, in an area known as Keciler area. It is approximately 1.6km from the main restaurants and village center of Kaya and 6.3km from Fethiye harbour town (7.5km from Help Beach club)
Positioned in a quiet and semi rural location, you are surrounded by charming nature and a truly serene setting with wonderful views assured! The villa enjoys a South-West facing aspect.
The property sits on a generous plot with only neighbours below and nothing to the sides and rear, to provide more privacy. With the adopted forestry land to the rear, the land size is approximately 2200m2 but the official land deeds are showing 737m2 + 412m2 on two tapu.
The private swimming pool is kidney shaped and has open views for an infinity style. Above the pool are tiled sunbathing terraces and many areas to relax. There are table and chairs on the patio in open sunshine, some in the shade under the awning/canopy, together with a separate BBQ patio. There is a fantastic outside dining area in the shade, ideal for alfresco dining and the outdoor space is perfect for entertaining large numbers.
To the front of the property there is a long sweeping driveway with space for a few vehicles, which is gated. There is also a storage depot, ideal for wood store or outdoor workshop.
Overall the property offers well planned, well proportioned living accommodation. It is a bespoke property with no others like it in the area. We are sure that you will not be disappointed if you were to arrange a viewing appointment.

About KayaKoy:

The charming and natural surrounding of Kaya Koy is situated 6.3 kilometres from Fethiye (a 10 minute drive)
It is an ancient Greek village dating back to the 18th century which was abandoned in 1923 and now under protection by UNESCO with some ongoing restoration works particularly to the lower Church which has some interesting features.
The hillside is covered in ruins, Lycian tombs and a Church and offers the perfect place to walk and explore whilst taking in the magnificent views. Some of the old stone houses still have broken windows and fragments of doors and toilets looking desolate and quite haunting.
The history is that the Greek village, then known as Karmylassos and now nicknamed Ghost Town had a population exchange agreement between the Turkish and Greek governments with the village becoming deserted in 1923 when the Greek people living in Kaya/Karmylassos returned to Greece. It once had a population of some 25,000 inhabitants and now there are just 2000. In future years when the village was starting to rebuild itself the new residents built houses on the flat land for farming purposes rather than settling in the derelict stone houses on the hillside.
The village nowadays has several traditional eating houses famous for their pancakes and village breakfasts and some high class restaurants including a wine house and traditional BBQ restaurants where you are able to sit in traditional seating areas/kosks and sample different mezes whilst BBQ ing your own food. Activities in the area include horse riding, camel rides, cycling and of course walking in a wonderful serene and interesting setting.
The situation of Kaya is 6.3km South from Fethiye harbour town, 4.7km West from lively tourist resort of Hisaronu, 9km North-West from Olu Deniz Beach and Blue Lagoon or a much quieter spot beach called Gemiler is 9km South of Kaya.
Gemiler is behind the hills of Kaya Koy and is also famous because the beach area overlooks St Nicholas Island (said to be the birth place of Father Christmas/Saint Nicholas). On the road to Gemiler Bay from Kaya Koyu the Afkule Monastery is carved into the rocks, and has wonderful views over the bays and makes for a lovely walking area through the pine forests and with a refreshing breeze from the sea.
